TOPOGRAPHICAL & DETAIL SURVEY
The purpose of a detail plan is to show the physical features of a particular parcel of land. Increasingly Councils require detail surveys of any site which is the subject of a Development Application. Planning for large subdivisions and infrastructure works depends initially on accurate contour and detail plans.
The level of detail can be as little as a few spot levels based on an assumed datum to a comprehensive detail survey showing, for example:
- Spot levels
- Contours
- Location of existing structures, eg houses, sheds, fences etc
- Location of significant trees on and adjacent to the property including height, ratio and spread
- Location of visible services, eg electricity pillars, Telstra pits, etc
- Location and level of drainage structures
- Location of any adjoining street furniture
- Location of any adjacent kerbs or footpaths
- Location of adjoining buildings (can include location and level of windows, doors, eaves and ridge lines)
- Connection to an assumed datum or AHD as required
- MGA or true north
- Delineation of flood limits
- Plans will be prepared at a suitable scale and would be available in any commerical digital format (eg dwg, pdf, dxf) and hard copy.
